📣 Important Update for Lower Manhattan Businesses
Background
New York City regulates storefront security gates through the Administrative Code and Building Code, enforced by the Department of Buildings. In 2009, the City prohibited new installation of solid-panel roll-down gates because they obstruct visibility, hinder emergency response, and detract from street aesthetics. The City gave existing businesses until 2026 to comply with the new code.
Upcoming Deadline
All existing solid or mostly opaque roll-down gates must be replaced with compliant open-grille gates by July 1, 2026. After that date, using or installing solid security gates will be illegal under city regulations and could be subject to fines.
Key Requirements of the Security Gate Code
The new gate must allow at least 70% visibility into the storefront (i.e. be at most 30% solid) in deployed position.
Gates must be constructed in open-grille or mesh style, typically using steel or aluminum.

Gates must be capable of being opened from the inside, must not obstruct exits, and must allow access for emergency responders.
Many installations or replacements require a permit via the NYC DOB NOW portal.
If your property is landmarked or in a historic district, you may need Landmarks Preservation Commission (LPC) approval in addition to DOB permitting.
Enforcement & Fines
Noncompliant gates may subject the property or business owner to fines of $250 or more).
When the full enforcement date arrives in July 2026, the City can issue violations, require removal, or enforce corrective actions.
What You Should Do Now
Audit your current gate(s): Determine whether they are solid or opaque in large sections.
Consult with a licensed installer familiar with NYC gate code compliance and DOB permitting.
Plan the transition—you have until July 1, 2026.
Apply for any necessary permits via DOB NOW, and consult LPC if your building is landmarked.
Keep up maintenance and graffiti removal (storefront owners remain responsible for graffiti cleanup)
